TERMS & CONDITIONS OF BOOKING
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
The reservation is only confirmed when the booking fee has been received. The booking contract is between the client/hirer and Glen Dye Cabins & Cottages. The non-refundable booking fee (deposit) of £150.00 is taken at time of booking if booked over 6 weeks in advance, the balance being payable 6 weeks prior to arrival date. If the balance of any rental is not paid by the due date, the booking will be treated as cancelled. Any bookings within 6 weeks of arrival must be paid in full on booking.
Christmas, New Year and Easter bookings must be paid in full at time of booking and are non- refundable.
Subject to availability, changes to the length of reservation can be made up to 48 hours before the day of your arrival (no changes can be made after this time).
All changes made are subject to a £20.00 administration fee per booking.
Any difference in price will be charged in addition to the original booking. Please note that if the total price of the new reservation is lower than the original booking, no refund will be made.

Any cancellation made by the client/hirer for any reason must be made in writing (by letter or email) directly to Glen Dye Cabins & Cottages, Estate Office, Bridge of Dye Steading, Strachan, Banchory, Kincardineshire, AB31 6LT (email: email@example.com).
6 weeks (over 42 days): Full deposit
3-6 weeks (21-42 days): 50% of the full accommodation cost or full deposit, whichever is greater.
2-3 weeks (14-21 days): 75% of the full accommodation cost.
Less than 2 weeks (under14 days): 100% of the accommodation cost.
Due to the popularity of bookings for Christmas, New Year and Easter, the above rearrangement terms and conditions do not apply.
We strongly advise that guests take out a travel insurance policy which covers booking cancellations. This is available at very affordable rates and gives you the peace of mind that you will get your money back if you need to cancel your holiday.
ARRIVAL & DEPARTURE
Guests are welcome to check in from 4:00pm. If you will be arriving earlier than this and would like to offload your luggage so you can explore, please let us know and we will make arrangements for safe storage.
In order that the property can be thoroughly cleaned and prepared for the next arrival, departure time is 10:00am – we ask for your understanding with this as all good things take time!
All our properties have a key safe, you will be given the code two weeks prior to arrival along with your arrival instructions.
The number of persons occupying the property must not exceed the maximum number stated on the booking, any additional guests will be charged at the full daily rate for the whole the property per guest. The names and addresses of all members of the party must be shared with the Owners.
If the Guest wishes to hold any function or celebrations exceeding the occupancy limit it must first obtain the written permission of Glen Dye Cabins & Cottages. If permission is granted an additional charge may be made.
CARE OF PROPERTY
Guests are asked to leave the property clean and tidy. Accidents happen, we ask that any breakages or damage (accidental or otherwise) should be reported immediately to Glen Dye Cabins & Cottages. Failure to do this may result in you being charged for any breakages or damage. Any missing inventory from the property on your departure may also be charged for.
Dogs are welcome to all our properties (but not in the hot tubs!). We do ask that they are house- trained, kept under proper control and not allowed on the furniture or beds. They must not be left unattended in the property unless caged and unlikely to cause a noise disturbance. Dog hairs are to be removed from carpets and all dog waste collected and disposed of. Dog owners will be held responsible for any damage caused to the property, contents or garden by their dog and for any extra cleaning required.
When out walking within the property grounds and estate, you must ensure that dogs are kept under close control. They must not be allowed to disturb livestock, deer or game birds.
Fireworks are not permitted.
Smoking is not permitted in any of our properties and a flat fee of £500 will be made if there is any evidence of smoking within the property.
Glen Dye Cabins & Cottages will not be held responsible for any loss or damage to guests’ personal property vehicles etc. whilst visiting Glen Dye.
Glen Dye is a mixture of private homes and holiday homes. Excessive noise or partying will not be tolerated and will result in ejection from the property.
Guests must accept responsibility for the safety of their children at all times whilst visiting Glen Dye Cabins & Cottages and its grounds.
All children (a person under 16 years of age) must be accompanied by an adult and must be supervised by an adult at all times.
You must take particular care when children are around animals, fire, equipment and water. Of course Glen Dye has been and remains home to a number of children but the environment does come with its own risks. Be especially careful of the rivers, which can rise quickly and dramatically during rain and snow melt.
TRAVEL COTS & HIGHCHAIRS
We have a limited number of these that we can provide for your use, please try to request these at the time of booking to avoid disappointment. Linen and bedding for travel cots is not provided, nor do we provide stairgates.
There will be a £25.00 charge should a guest lose or damage keys. Failure to return keys on departure could also incur the same charge.
CARE OF THE PROPERTY
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You undertake the leave the property secure if left unoccupied during the period of let. You must not use the properties for any dangerous, offensive, noxious, noisy, immoral activities (Damn, this rules out all fun!), or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties.
DAMAGES & BREAKAGES
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand (although we will not charge for the odd glass or plate).
Internet access is provided for guests’ use in all cottages but not cabin. You agree to reasonable and lawful usage of this service.
In this remote area internet is to be expected to be very slow and superfast is unlikely to reach us anytime soon.
Please note there is no mobile signal available at any of our properties. Where possible please enable your phone to use Wi-Fi calling and use the internet connection. Alternatively you will need to drive approx. 5 miles for signal or climb the nearby Clachnaben Hill!
OPEN FIRE & WOOD BURNERS
Each of our Holiday Cottages is supplied with logs, firelighters and kindling (replenished free of charge within reason). North Lodge and 4 Steading Cottage have independent modern heating systems and do not depend on the fires for heating.
Due to our remote location we are frequently subject to severe weather. Snow and ice conditions mean that the Police will close the nearby snow gates which means that access from the South will have to be via Stonehaven. Access from the North is not affected by their closure.
In the event that flooding or snow conditions make you feel that you cannot reach the property safely in your own vehicle, we can make arrangements to meet you in Banchory and transport you to Glen Dye. We love a bit of adventure and we won’t let adverse weather spoil your break!
CIRCUMSTANCES BEYOND THE CONTROL OF THE OWNER (FORCE MAJEURE)
If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure “) you will be refunded the full amount of the booking.
If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. This will be the full extent of the liability of the Owners. No additional compensation, expenses or costs will be payable.
Power cuts occur occasionally in the Glen. In the case of such an event you will be kept informed by our team and we will endeavour to make you as comfortable as possible, however no compensation will be payable.
The property is let for the purposes of a holiday let to which section 12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers the right to occupy the accommodation for the agreed period only. You undertake to use the property solely for its purpose as self-catering accommodation and to accept the Owner’s right to refuse access to the accommodation to any person, whether the client/hirer or guest of the client/hirer, deemed unsuitable. Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in the Owner requiring the guest/hirer or their guests to leave.
